Dubai Land Department Launches Real Estate Tokenization Initiative

The Dubai Land Department (DLD), responsible for real estate governance, has introduced its inaugural tokenized property platform, marking a significant governmental initiative aimed at digitizing real estate assets valued at around $16 billion by the year 2033.

Named Prypco Mint and designed in collaboration with the fintech company Prypco, this platform enables investors to acquire partial ownership of properties in Dubai with a minimum investment of 2,000 dirhams, approximately $540.

Initially, the platform is limited to transactions in dirhams and is accessible only to those holding United Arab Emirates ID cards. However, there are plans to extend its availability internationally in the near future and integrate additional platforms. The banking operations are supported by Zand Digital Bank, while governance is provided by entities including the UAE Central Bank and Dubai’s Virtual Assets Regulatory Authority (VARA).

The technology underlying the initiative leverages Ctrl Alt’s tokenization infrastructure, which implements the XRP Ledger blockchain for recording property titles. This integration ensures real-time synchronization between blockchain records and existing governmental property registries.

The rollout aligns with Dubai’s aspiration to accelerate the tokenization of its flourishing real estate market, a rapidly growing trend in the cryptocurrency sphere. The DLD anticipates that tokenized properties may constitute approximately 7% of total real estate transactions in the city by 2033, amounting to around $16 billion.

Tokenization refers to employing blockchain technologies to facilitate the transfer and documentation of ownership for conventional financial instruments, including real estate and securities. This innovation is attracting numerous global banking institutions and asset managers who are intrigued by its potential for enhanced operational efficiencies and significantly reduced settlement times. The tokenized asset market is projected to evolve into a multi-trillion-dollar industry over the next few years, as indicated by various industry analyses.
